We’re affiliated with the Client Money Protection Scheme. Both our certificate and guidance notes on (CMP) Handling Procedures are displayed on our fees page (see below).

 

We are legally obliged to protect the rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.

  8. Full vetting and referencing of the applicants
  9. Right to Rent: passport checks of the applicants
  10. Drawing of the Tenancy
  11. Transfer Deposit to a Government approved scheme
  12. Latest government changes in legislation to make sure your property is compliant
  13. Rent Collection and writing to tenants if any late payments
  14. Receiving & promptly remitting your monthly rental statement less our fee
  15. Writing to tenants 3 months before current contract expires requesting if they would like to renew
  16. Negotiating rent and terms of tenancy if tenants want to renew agreement
  17. Rental Statements and/or duplicates if requested

 

The fee for our letting only & rent collection service is 10% exempt of 20% vat if the tenants stay in the second year there's a renewal fee of 9% and 8% if they renew in the third year and thereafter until they terminate the contract. At the start of the tenancy you should provide legal documents (EICR) Electrical Inspection Condition Report & Gas Safety Certificate.
