Letting Only service: 8%
Letting only service (Tenant finding, referencing, collection of initial months’ rent and security deposit, transfer of deposit in an approved deposit scheme deduct for any pre tenancy invoices. And deduct our fee of 8% from the yearly rent achieved. Negotiate renewals and prepare extension agreements if applicable) at 7% of the annual rent agreed in the second year. Any tenancies which are extended beyond third year and thereafter 6% fee is deducted until tenancy agreement is terminated.
Letting Only service & Rent Collection: 10%
Letting & Rent Collection service (all of the above including collection of monthly rent and write letters if any rent arrears apply and advice on action to be taken. And deduct our fee of 10% on a monthly basis accompanied with a statement. Negotiate renewals and prepare extension agreements if applicable) at 9% of the monthly rent in the second year. Any tenancies which are extended beyond third year and thereafter 8% fee is deducted until tenancy agreement is terminated.
Letting, Rent Collection & Management: 13%
Includes all of the above plus arranging routine repairs, 24 hrs emergency management service, inspections two times a year, holding keys throughout the tenancy, advising on deposit return deductions, if applicable. Email monthly rental statements to account for our fee deduction of 13% as well as showing disbursement costs for any contractor invoices and legal compliant costs such as Gas Safety Certificates and Electrical Safety Inspections. Negotiate renewals and prepare extension agreements if applicable) at 12% of the monthly rent in the second year. Any tenancies which are extended beyond third year and thereafter 11% fee is deducted until tenancy agreement is terminated.
Additional Fees:
In addition, there are other charges that Letsfindahome.co.uk make, in respect of the letting, rent collection & management service. They are as follows:
- Tenant References £35 per person
- Drawing up the Tenancy Agreement to ensure it’s legal and up to date a fee of £150 is payable when started and renewed
- Additional Property Inspections if requested by the Landlord £50 per visit
- Project Management Service for any work undertaken when a property is refurbished 15% of the builders’ invoice if it exceeds £1,200.00
- Servicing of legal Notices such as Section 21 & Section 8 if requested by Landlord a fee of £50 will be payable in advance per notice.
- Right to Rent checks on renewals or change of Tenants for time limited visas in accordance with the Immigration Acts 2014 and 2016. A fee of £35 will be payable.
- An administration fee of £25 will be charged, in addition to the contractor’s charges, for arranging Gas Certificate’s, Electrical Tests, EPC’s or any other legal safety checks where we do not manage a property. We must be in receipt of full cleared funds and keys for access prior to arranging any contractors.
- Court Attendance: a fee of £60 per hour is payable per person for any court attendance and travel time required plus travel expenses.
- All Non-UK Landlords, we are required to retain tax from the rent collected and to submit quarterly non-resident receipts/payments to the HMRC, for a charge of £60 payable per quarter. Where the Non-UK Landlord has approval from HMRC to pay rent without any deduction of tax, no fee is charged.
- Vacant Property Management Fee where requested by a Landlord will be charged at £50 per visit.
Disbursement Costs
We do not provide the cost of the following list below since this can vary in accordance with the size of the property. And cannot be relied upon as providers carrying out these services may change their prices without us knowing. Therefore these costs aren’t included and will be provided at the time of asking.

Client Money Protection
As Property Management agents we protect the rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.
