We are legally obliged protect your rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.

12. Latest government changes in legislation to make sure your property is compliant
13. Informing, utility suppliers and local authority of change of occupier
14. Two property inspections per year
15. Holding keys throughout the tenancy
16. Liaising with property contractors/ tenants to address maintenance & repairs
17. Informing you of maintenance costs exceeding £300 & providing further 2 quotes
18. Rent Collection and writing to tenants if any late payments

The fee for our full management service is 13% exempt of 20% vat if the tenant stays in the second year there's a renewal fee of 12% and 11% if they renew in the third year and thereafter until they terminate the contract. At the start of a tenancy you should provide legal documents (EICR) Electrical Inspection Condition Report & Gas Safety Certificate.
