  6. Provide you with customer feedback
  7. Negotiate offers to you and confirm terms in writing for your consideration
  8. Full vetting and referencing of the prospective tenant/applicants
  9. Right to Rent: passport checks of the applicants
  10. Drawing of the contract
  11. Transfer Security Deposit to our DPS account
  12. Latest government changes in legislation to make sure your property is compliant
  13. Informing, utility suppliers and local authority of change of occupier
  14. Two property inspections per year
  15. Holding keys throughout the tenancy
  16. Liaising with property contractors/ tenants to address maintenance & repairs
  17. Informing you of maintenance costs exceeding £300 & providing further 2 quotes
  18. Rent Collection and writing to tenants if any late payments
  19. Remitting your monthly rental statements less our fee and other disbursements
  20. Writing to tenants 3 months before current contract expires requesting if they would like to renew
  21. Negotiating rent and terms of tenancy if tenants want to renew agreement
  22. Deposit reconciliation and/or set up arbitration if any disputes arise
  23. Rental Statements and/or duplicates if requested
  24. Contingency fund set up if requested

As Property Management agents we protect the rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.
