  8. Drawing of the contract
  9. Transfer Security Deposit to the DPS
  10. Latest government changes in legislation to make sure your property is compliant
  11. Informing, utility suppliers and local authority of change of occupier
  12. Two property inspections per year
  13. Liaising with property contractors/ tenants to address maintenance & repairs
  14. Informing you of maintenance costs exceeding £300 & providing further 2 quotes
  15. Rent Collection and writing to tenants if any late payments
  16. Receiving & promptly remitting your monthly rental statements less our fee
  17. Renewal & rental increase negotiation
  18. Deposit reconciliation
  19. Rental Statements and/or duplicates if requested
  20. Contingency fund set up if requested

As Property Management agents we protect the rent and deposit monies which is received by agents in a separate client money account. Meaning your rental income is ring fenced separately from our business account and protected under the (CMP) Client Money Protection Scheme. The scheme is designed to compensate landlords and tenants if an agent cannot repay their money, for example if an agent goes into administration.
